This isn't just a good idea, it's a requirement. And being prepared can help avoid delays and unexpected costs during escrow.
Here’s a quick guide to help you understand what’s involved and how to get your home ready.
What Is a Retrofit Inspection?
A retrofit inspection is an important part of the selling process in many cities throughout Los Angeles County, including the City of L.A. It ensures that your property meets current safety, environmental, and water conservation standards before it changes hands. This helps protect both buyers and sellers and keeps our communities safe and efficient.
What’s Required Before You Sell?
Whether you’re selling a single-family home, condo, multi-unit property, or commercial building, here are the key items that must be addressed:
1. Report of Residential Property Records (Form 9 / RPR)
You must provide the buyer with this report, which discloses the property’s legal use and any pending special assessments. You can apply online through the City of Los Angeles.
2. Water Conservation Fixtures
All toilets and showerheads must meet water-saving standards. This is part of the City’s effort to reduce water waste. A plumbing inspection may be required to confirm compliance.
3. Seismic Gas Shut-Off Valve
Homes with gas lines must have a seismic shut-off valve or excess flow shut-off valve installed. This automatically shuts off gas in case of an earthquake.
4. Smoke and Carbon Monoxide Detectors
Smoke detectors must be installed in each bedroom, hallway, and on every floor. Carbon monoxide detectors are required if your home has a fireplace, gas appliance, or attached garage.
5. Window Bars and Security Grates
If your home has window bars or security grates over emergency exits, they must have an interior release mechanism that opens easily no keys or tools allowed.

If your home has older sliding glass doors, the glass must be either tempered or covered with approved safety film to prevent injuries in case of breakage.

8. Security Lighting and Locks (Apartments Only)
For properties with 3 or more units, you must install proper lighting in common areas and ensure all windows and doors are secured with locks.
